The Location: 88 O’Connell Street – A Landmark by Woods Bagot The 88 O’Connell Street development in North Adelaide - home to Blue Lagoon Float and Spa - represents the bold revitalisation of one of the city’s most iconic long-vacant sites. Designed by global architecture and consulting practice Woods Bagot, the landmark mixed-use precinct has redefined the North Adelaide skyline and re-energised one of its most celebrated boulevards.

According to Woods Bagot, the project is “a catalyst … that will transform the site and create vibrancy to one of the city’s premier streets.” Construction officially topped out on 8 August 2024, marking a significant milestone in the return of life and movement to a location that had stood dormant for decades. By mid-2025, the project neared completion, ushering in a new era of urban sophistication for the O’Connell Street precinct.

Among the first destinations to open within the development, Blue Lagoon Float and Spa in North Adelaide welcomed guests from early October 2025, with pre-bookings commencing on 1 October.
