A coastal icon of Adelaide’s south is closing its doors for nearly a year as it undergoes a major redevelopment. The Esplanade Hotel Brighton, affectionately known as The Espy, is set to be reborn following an $11 million renovation that will modernise the landmark while preserving its community spirit and coastal character.

A Local Classic Enters a New Chapter A summer stroll from Jetty Road to Seacliff and back rarely feels complete without stopping in at The Espy for a drink overlooking the ocean. For locals, it’s a ritual — a seaside meeting point with unpretentious charm.

Now, after decades of service, the Brighton favourite has officially closed its doors as of 12 October 2025, following a final Sunday roast to mark “last drinks for now.” The hotel will remain closed for approximately 11 months, with reopening expected in late 2026.

The Project Hospitality group ALH, which operates the Esplanade Hotel, has confirmed the redevelopment will be one of its largest South Australian refurbishments to date.

Paul Carew, Managing Director at ALH, said: "The Esplanade Hotel is currently undergoing an extensive 11-month renovation, with works valued at approximately $11 million. The project marks an exciting new chapter for the iconic coastal venue, as it continues to evolve while maintaining the character and community spirit locals know and love."

While the finer details of the redesign remain under wraps, the redevelopment is expected to take full advantage of the hotel’s prime location on the corner of the Esplanade and Jetty Road, integrating modern amenities with its breezy, laidback beachside atmosphere.

What’s Expected
No official renderings or design details have yet been released, but industry sources suggest the upgrade will:
- Refurbish the main bar and restaurant spaces to enhance functionality and flow.
- Reimagine the outdoor and alfresco areas to maximise the ocean frontage and pedestrian appeal.
- Potentially introduce new dining concepts and refined interiors in line with contemporary coastal design.
- Improve accessibility and amenities, aligning the venue with modern hospitality standards.
- The project aims to strike a balance between nostalgia and reinvention — evolving the venue without erasing its soul.

A Strategic Move for Adelaide’s Coast Brighton and Seacliff have steadily grown as lifestyle and tourism hubs over the past decade. With the Esplanade Hotel’s transformation, the area is poised for another lift in visitor traffic, particularly in dining, events, and coastal tourism.

The redevelopment also aligns with a broader wave of upgrades across Adelaide’s coastal hospitality scene — from Glenelg to Port Noarlunga — signalling continued investment in high-quality seaside venues catering to both locals and tourists.

What Happens Next During the closure, regulars are encouraged to explore nearby favourites along Jetty Road and Seacliff, such as the Seacliff Beach Hotel or Jetty Bar Glenelg.

The Esplanade Hotel’s Instagram page (@esplanade_hotelbrighton) remains active and is expected to share renovation updates as works progress.

The hotel’s official statement confirms it will reopen before the 2026–27 summer season, promising a fresh look and renewed energy.
